Renovated flex space coming to West Columbia’s Triangle City

Renovation is underway on 1205 D Avenue in Triangle City in West Columbia to create a new flex space.

The former medical office building is being redeveloped by Joe E. Taylor Jr., the former S.C. secretary of commerce. “This new investment will be an upgrade to this commercial area of Triangle City,” said Taylor, who hopes the project will set the tone for revitalization of other Triangle City properties.

Built in 1960, the 3,700-square-foot building was constructed of concrete block and has a brick veneer exterior. SEED Architecture of Columbia is the architect for the remodeling and Boyer Commercial Construction of Columbia is handling the renovation.

The renovation is expected to be completed by the end of the year, and the building will be available for purchase or lease. Plans call for opening up the building and adding a new façade, as well landscaping. Taylor believes the building will be do well as a retail, distribution or service location.

Anchored by the landmark Zesto ice cream cone, “Triangle City has the potential to be something special as a shopping and entertainment destination,” Taylor said.

Triangle City, an area marked roughly by Twelfth Street, Charleston Highway and D Avenue, was once one of West Columbia’s major retail areas. But the area began to decline with the opening of Jarvis Klapman Boulevard that rerouted traffic off Meeting Street, a principal connector to Triangle City.

West Columbia is working to reconnect the whole city from Triangle City down to the river district and the river walk area, said B.J. Unthank, city director of economic development. Recently the city added bike lanes on B Avenue, a wide road that comes out of Triangle City, and runs all the way to State Street at the river.

Tem Miles, West Columbia city council member and mayor pro tem, sees a lot potential in Triangle City. “Folks like to come eat in Triangle City at Zesto, Compton’s and True BBQ. We look forward to bringing great shopping back to Triangle City. It is a very, very convenient location. It is the heart of West Columbia, geographically,” Miles points out that it is one mile from that 12 Street intersection in Triangle City to the MeetingGervais Street Bridge.
