West Columbia is a great place to live and the real estate market is red hot.
“The West Columbia market is very busy,” said real estate agent Melissa Sprouse Browne, of SC Realty. She also owns the Real Estate School of South Carolina.

She has been selling real estate for more than 20 years, and she has never seen so much activity.

Spouse Browne said many West Columbia home sellers are getting multiple offers for their property.

“One of my clients received 13 offers for his house and all of the offers were for more than the list price,” said Sprouse Brown. “It’s a lot of fun going through the offers and picking the best one.”

Sprouse Browne said West Columbia is a desirable market because there are so many amenities available to residents.

The city sits on the Congaree River with easy access to the river from the West Columbia Riverwalk Park.

In addition to the Riverwalk, Sprouse Browne said there are so many public parks, including the Carraway Park at the Riverwalk, and the Interactive Art Park on Meeting Street, that lure a buyer.

“There is a lot of development in the business community. The River District is booming, the Lexington Two schools, and the proximity to regions’ attractions are attracting buyers. People want what to be right here,” she said.

Other factors that draw interest are the availability and location of award-winning medical facilities and healthcare providers as well as the lower tax rates and cost of living. The City of West Columbia provides one of the lowest costs for water in the state and the sanitation services are included.
