Cayce-West Columbia Chamber promotes West Columbia’s Triangle City TIF to revitalize properties

The Greater Cayce West Columbia Chamber of Commerce supports the City of West Columbia’s Triangle City Tax Increment Financing District (the “Triangle City TIF”).

City of West Columbia created the Triangle City TIF, which consists of 428 parcels and covers 290 acres. A map of the Triangle City TIF is enclosed.

The City of West Columbia can revitalize blighted and deteriorating areas within our community through the creation of tax increment financing (“TIF”) districts.
A TIF is structured to capture the increase in the tax base attributable new development and redevelopment within the area designated as the TIF district. We have witnessed the success of TIFs all over the State of South Carolina — from Columbia (the Vista), to Charleston (Charleston Place and King Street redevelopment), to Spartanburg (new hotel redevelopment), to West Columbia (City Hall and Brookland Development) and countless others — TIFs can serve as the catalyst for dynamic community change.

While the Triangle City TIF has been created and the City has a wide variety of important projects to fund, participation has initially been rejected by Lexington County and Lexington 2 School District. Absent the participation of these taxing entities, the Triangle City TIF will struggle for success as those entities represent nearly 80% of the tax collections within the Triangle City TIF.

Through the involvement and commitment of Lexington County and Lexington 2 School District, we are hopeful that the Triangle City TIF will serve as the springboard to redevelopment success in West Columbia. We support West Columbia’s ongoing effort to work with the Lexington County and Lexington 2 to reach agreements with them regarding their participation.

The Greater Cayce West Columbia Chamber of Commerce requests the full support of Lexington County and Lexington 2 School District to participate in the Triangle City TIF. The City has big plans for redevelopment through the Triangle City TIF and engagement from our governmental and community partners is the key toward making our plans a reality.
